At NFCF LLC We understand the challenges any real estate organization faces on a day-to-day basis in managing workflow from Routine, Urgent, and Emergency work orders at the apartment site level or even more complex assets in military housing or college campus on-site student housing.
Starting myself in the multi-family industry from a grounds man to a seasoned facilities director in residential and military housing facilities operation with 33 years of real-world experience. I have gained a vast amount of real-world experience in designing and implementing structured training programs that align with organizational objectives, metrics, incentives, reputation management, functional integration, knowledge retention, employee engagement, and proven return on investment for stakeholders.
From my time as service manager and facilities director in residential and military housing managing large portfolios from eight thousand plus apartment units to four thousand military residential homes. HVAC and appliances are always the most challenging workflow aspect from having the right balance of enough skilled HVAC and appliance techs at the site level or large facilities operations found in military housing and colleges.
One of the founding reasons for establishing NFCF LLC is to address this industry wide challenge with highly creative means and methods using outside the box ideas that are engaging and specifically designed for the service manager and tech in the multi-family environment. Through my many years in tackling this challenge at several large property management companies within my own portfolios. I successfully developed and implemented cost-effective training programs that saved hundreds of thousands of dollars over time with significant skillsets and knowledge improvements validated through KPI’s and standalone metrics.
The reality of sourcing and recruiting experienced service manager(s), service tech(s), with HVAC and appliance trouble shooting skills and knowledge in the multi-family world has become extremely challenging to say the least and is costing organizations hundreds of thousands of dollars across the board. More owners, third party investors, CEO’s, COO’s, EVPs, and DOF’s are coming to the realization that the LMS learning platforms and some in-house programs are inadequate to meet the training needs when it comes to technical knowledge training for day-to-day workflow management of Urgent and Emergency related work orders.
When I have been asked in the past by my leadership team and my counterparts employed at other property management organizations. How am I achieving reducing work order cost in labor and material, improved workflow time management based off priority, virtually eliminating HVAC and appliance contractors, work order backlog, and most importantly high employee engagement and resident satisfaction. This maximizes the team’s capabilities and increases workflow capacity.
My answer, I have culturally shifted my regional portfolio into an environment that embraces outside the box thinking in solving site level skill set knowledge deficiency. I do this by leveraging cost effective technologies, facilitating a nurturing mentoring environment from a service manager and techs perspective, I meet them where they are within their own learning curve and quickly drawing out their hidden talents which enhances their own confidence levels while accelerating and expanding their general technical knowledge foundation.
Multi-family and housing organizations will need to embrace a new learning and development training philosophy to address the shortcomings of the labor market within the property management world that is in desperate need of knowledgeable and experienced service managers and techs.
