Don Evans is the founder and president of Nationwide Facilities Consulting Firm LLC. I established my business from a strong ambition and desire to remain within my industry as an entrepreneur developing solutions for a multitude of stressors impacting multifamily organizations and residents in adverse and unfavorable labor market conditions. Notable examples of this are sourcing experienced and seasoned service managers and techs with HVAC, appliances, electrical knowledge, safe practices, and plain old general maintenance knowledge.
To include with these challenges is sourcing experienced service managers with leadership skills, determining prioritization of tasks and workflow, understanding every decision made impacts the budget, best practices for real-time in the field financial decision making, and the list goes on. Sourcing extraordinary talent in today’s market is particularly challenging and creates adverse facilities operations for any size organization.
NFCF LLC brings to the table many resources with real world field experience to support and partner with the multi-family industry for military housing, residential apartment market, affordable housing market, and cross pollination into the same areas for universities, colleges, and hotels with primarily focusing on facilities operations.
As now a seasoned professional in the facilities operation’s world. I started my career as a grounds-man in 1989 in a residential apartment complex picking up trash and cleaning pools daily. I have always been driven to never settle and continually to this day blaze a trail through my own career path into the entrepreneur world.
I have always been motivated to learn my boss’s job and expanded my knowledge base. From this ambition and drive over the last 35 years of my career I can say I have been truly blessed in never really having a boss I reported to. So, you may ask what were they then? They were a coach, mentor, leader, compassionate, self-aware, visionary, finding Hidden talent within people, and created a collaboration environment for all to thrive.
I continue now in the same ways desiring to share my knowledge and experiences with as many people and organizations I can. No longer captivated by a single organization, I am free to collaborate and consult with many organizations at once, bringing the best out of all of us in the world of facilities operations.
Career Experience
During my career working for great organizations and leaders and before blazing a new trail into the entrepreneur world, I was a grounds-man, punchout make-ready tech, service tech, service manager, multi-site service manager averaging three to four properties with 700/1000 units, regional trainer in HVAC and appliances for a portfolio of two dozen plus properties, regional maintenance manger averaging eight to twelve properties ranging from 3500/4500 units, and at last director of maintenance with a multi-state portfolio averaging 45 to 60 properties ranging from 7000 to 9000 apartment units and residential homes. My portfolios have included the following states: GA, AL, MS, FL, VA, MD, HI, PA, NJ, NY, CA, and the District of Columbia.
In my career, I have been blessed to manage and have gained a vast amount of experience in all types of diverse properties from high-rises mid-rises, garden building properties, historical buildings and homes, city rowhomes, residential homes, and mixed blended commercial spaces with residential units. The properties have been all over the spectrum from being built in the late 1800’s, development phase, new construction, brand new lease-ups, twenty plus years past due for renovations, financially distressed, and of course properties that were almost perfect!
I have worked at property management companies ranging from small region-specific areas to nationwide with thousands of employees and hundreds of properties that are owned or fee managed within the respectable arenas for residential apartment market, affordable housing market, and military housing.

- Success! I am eager to leverage my vast amount of resources, knowledge, and real-world experience in facilities operations and management as a force multiply to any organization as a partner in pursuing organizational facilities excellence.
- Develop new relationships with key stakeholders and enhancing existing relationships by bringing noticeable value to the table and working as partners tackling industry difficulties while developing outside the box solutions with the objective of pursuing facilities excellence.
- Partnering with organizations in fostering a much-needed industry cultural shift employing new learning and organizational development techniques as an agent of change for ongoing actual field training that is consistent for knowledge retention and skill development for today’s labor market.
Organizations are communing to the realization in today’s labor market if they have not already there must be a change. To ensure work quality control, reduce costly turnover and the loss of valuable productivity time due to the average time it takes to fill an open position.
NFCF LLC Will partner with the organizational learning and development teams along with human resources where needed to address these challenges with proven means and methods enhancing employee engagement, development, and retention.
- Achieving facilities operational excellence through providing beneficial services and demonstrating proven cost affective technologies significantly enhancing service managers and techs field performance. Providing real-time coaching and best practices along with additional outside resources.
- As a change agent within the multifamily industry revolutionizes a cultural shift in embracing technologies such as thermography that can save hundreds of thousands of dollars for any large or small property management company. Thermograhpy is a technology not really understood, contemplated, or explored in the multifamily world. However, once a stakeholder(s) ascertains is clear how this technology will significantly benefit their organization and the bottom line. The vision will become clear, only to leave one wondering why this technology was not put into play years ago within the property management world.
- Partnering with startup or small property management companies and investors that my not have the financial resources for a fulltime facilities VP or director and need facilities operations guidance or support in specific areas such as policies, SOP’s, SOW, CNA, PNA, due diligence, environmental, and training with ongoing development.
