Due Diligence Assessments

Providing thorough and comprehensive due diligence services for property management companies and third-party owners/investors throughout the US. Providing detailed reporting summary analysis, recommendations, analytics, and overall general condition of the asset(s) with pictures and video(s). Reports are provided in Microsoft Word, Excel, Power Points, and PDF based off requesters’ needs.

Assessments are designed on a general basis of specific needed information or are highly detailed analyses based off the requester(s) level of detailed information needed to make informed decisions before acquiring a new asset. Investors or owners should have the best available information needed to better position themselves for leveraged negotiations, future planning, and what the projected financial costs are in managing and operating new asset(s).

NFCF will

  • Inform the client what areas inspected and describe building systems and components by their distinguishing characteristics (e.g., purpose, type, size, location)
  • Describe inspection methods and limitations in the inspection report to inform the client what was not inspected and why.
  • Describe systems and components inspected that are not functioning properly or are defective.
  • Describe systems and components in need of further evaluation or action.
  • Describe the implication of defects so that the client understands what could occur if the defects are not corrected.

The following areas are a part of Due Diligence process:

1. Risk mitigation/management and engineering controls related to NFPA, NEC, OSHA, Insurance, DOT, and DOL

2. regulatory compliance facilities related.

3. Employee, resident, vendor, and contractor Hazardous Communication Plan (HAZCOM)

4. Review current Standard Operating Procedures (SOP) and Operations and Maintenance (O&M) plans.

5. Identify or determine areas related to mold, lead, asbestos, and radon.

6. Pest Control - Identify types of insects/rodents and levels of infestation.

7. Based off findings provide a pest control management plan.

8. Current operational efficiency from current owner

9. Determine level of deferred maintenance

10. Current site staffing model and adjustments

11. Skill sets of existing maintenance staff. Determine training needs along with contractor/vendor dependency needs.

12. Site workflow volume vs site staff bandwidth related to work orders, preventive maintenance, vacant unit turns, grounds, communal areas, pools, pest control, and overall general day-to-day facilities operations.

13. Detailed analysis/volume of work orders related to appliances, HVAC, electrical, plumbing, carpentry, communal areas, and grounds. Overall volume of vacant unit turns based on general conditions.

14. Projected twelve month or remaining fiscal year budget needs vs actual fascial previous owner’s budget.

15. One-, five-, and ten-year projected Capital Needs Assessments (CNA) related to appliances, HVAC, flooring, roofs, interior/exterior painting, pressure washing, asphalt, concrete.

16. One-to-twelve-month projected Property Needs Assessments (PNA) not related to capital needs.

17. Sustainability recommendations

18. Inventory/assess site equipment, parts, and motorized assets.

19. Assess the general condition of mechanical rooms, pools, and playgrounds.

20. Recommend Standard operating Procedures (SOP’s) if needed in all aspects of facilities management.

21. Confirm number of buildings, occupied units, condition of vacant units, interior/exterior lighting, controlled access systems, laundry rooms

22. Provide square footage of roofs, streets, parking lots, entire site acreage, units, communal areas, playgrounds, pools by volume and other requested areas.
